Green Deal returns with Home Improvement Fund

At 9am on Wednesday 10th December, landlords will be able to apply for ‘vouchers’ to improve their properties under the Green Deal Home Improvement Fund (GDHIF). £30million has been made available in vouchers as part of an additional £100million fund announced in October. Further funding will be released on a quarterly basis.

EDIT: Solid Wall Insulation funding has been completely allocated and further applications will not be taken/considered. Funding remains available for other energy efficiency measures. Please see below for more details.

In July the GDHIF had to close due to demand. Claims are expected to exhaust resources again but this time funding has been split into two categories. Of the £30million available:

  • Up to £24million for solid wall insulation;
  • Up to £6million for two measures from a list of home improvements available under the scheme. Landlords may pick two of the following to be eligible for funding:
    • Cavity wall insulation
    • Condensing mains gas boiler
    • Secondary glazing
    • Double/triple glazing (replacement single glazing)
    • Flat roof insulation
    • Replacement warm air unit
    • Fan-assisted storage heaters
    • Energy efficient replacement doors
    • Floor insulation
    • Room-in-roof insulation
    • Waste water heat recovery

The home improvement measures available to homeowners will be dictated by a Green Deal Advice Report (GDAR), or Energy Performance Certificate (EPC), which must be carried out within two years prior to application. Additionally, a quote from a GDIF registered installer or provider for work specified on the GDAR or EPC and included on the list of GDIF approved measures (above). Landlords will also have to prove ownership of property.

Landlords can claim various amounts relating to their requests:

  • Up to £4000 for installing solid wall insulation;
  • Up to £1000 for installing two measures from an approved list;
  • Up to £100 refunded for their Green Deal Assessment;
  • Up to £500 more if applying within 12 months of buying a new home.

The Private Rented Sector (PRS) will face new energy efficiency requirements in 2018. All properties must be up to at least an ‘E’ band rating, before they can be legally let.
