Our Landlord Advice Team frequently receive questions about tenancy deposits, and five years ago the RLA launched its DepositGuard service with TDS, which allows the RLA to offer tenancy deposit protection to self-managing landlords.

Welcome to your Deposit protection quiz

1. You must register and protect the tenancy deposit within 30 days of receiving it with a Government-approved tenancy deposit protection scheme.
2. The Prescribed Information can be served to the tenants before the landlord receives the deposit.
3. The Tenant Fees Act 2009 (in England) limits the amount of deposit that can be taken on new and renewed tenancies to the equivalent of 5 weeks annual rent (if the annual rent is up to £50,000)
4. Does the deposit need to be re-protected if the tenancy turns periodic?

Scenario: A carpet was brand new at the start of the tenancy.  The tenancy lasted two years, making it a two-year-old carpet at the end of the tenancy.  If the carpet was damaged beyond repair at the end of the tenancy, can the landlord claim the full cost of replacing the carpet from the deposit?
